GTA REALTORS® reported 5,946 home sales through TRREB’s MLS® System in April 2026 — an increase of 7.0% compared to April 2025. New listings entered into MLS® amounted to 17,097, down 9.3% year-over-year, while active listings stood at 25,110, down 6.4%. Despite tighter market conditions on the back of lower home prices, selling prices edged lower on average compared to last year, as buyers continued to benefit from ample choice and negotiating power.
The MLS® Home Price Index (HPI) Composite benchmark was down 6.6% year-over-year in April 2026. The average selling price came in at $1,051,969, representing a 4.9% decrease compared to April 2025’s $1,106,505. On a month-over-month seasonally adjusted basis, the average selling price edged up compared to March 2026, while the MLS® HPI Composite was flat — a potential early sign of stabilization heading into summer. The average days on market (LDOM) rose to 29 days (up 16.0% YoY) and PDOM reached 43 days (up 16.2% YoY).
By home type, detached homes recorded 2,759 total sales (416: 770 / 905: 1,989) with an average price of $1,372,688 (416: $1,668,973 / 905: $1,257,897) — down 4.1% year-over-year. Semi-detached homes saw 563 sales at an average of $1,033,469 (down 5.2%). Townhouses totalled 985 sales at $839,509 (down 7.9%), while condo apartments accounted for 1,553 sales at an average of $635,653 (down 6.3%).
On a year-over-year basis, sales increased across all major home types in the 905 region, led by condos (+9.1%) and detached homes (+9.2%). In the 416, detached (+6.6%) and condo (+14.4%) sales also rose, while semi-detached and townhouse activity saw modest declines. If market conditions continue to tighten and home prices level off, this could be a strong signal for buyers who remain on the sidelines to act — particularly with mortgage rates at 5.49% (1-year), 6.05% (3-year), and 6.09% (5-year).
