GTA resale housing market activity softened somewhat in August 2026, as a noticeably thinner pool of available homes weighed on the number of transactions. GTA REALTORS® reported 5,057 home sales through TRREB’s MLS® System — down 2.1% compared to August 2025 — while new listings totalled 12,075, down a sharper 14.1% year-over-year. With new supply falling faster than sales, buyers in several neighbourhoods had noticeably less to choose from.
On a seasonally adjusted basis, August sales edged slightly lower month-over-month compared to July 2026, while new listings ticked up. The MLS® Home Price Index (HPI) Composite benchmark was down 4.5% year-over-year, and the average selling price came in at $993,410, a 2.7% decrease compared to August 2025. On a month-over-month seasonally adjusted basis, the HPI Composite was essentially unchanged from July, while the average selling price edged modestly higher — a further sign that price declines have been stabilizing heading into the fall.
TRREB leadership noted that tightening inventory and firmer prices could leave some buyers weighing whether to act now or wait for greater economic certainty, while improving conditions for sellers may in turn draw more listings back to market and give buyers additional choice in the months ahead. Affordability continues to be supported by prices that remain below year-ago levels alongside relatively stable borrowing costs, with recent economic and employment data offering a more encouraging backdrop heading into the fall market.
