Market Commentary What the Numbers Mean

GTA housing market conditions continued to improve in June 2026, with sales growing strongly year-over-year while new listings continued to decline. GTA REALTORS® reported 6,770 home sales through TRREB’s MLS® System — an increase of 9.4% compared to June 2025 — while new listings totalled 17,282, down 12.9% year-over-year. For the first half of 2026 overall, sales were also up modestly versus the first six months of 2025, with new listings down substantially over the same period.

On a seasonally adjusted basis, June sales rose month-over-month compared to May 2026 while new listings fell, suggesting conditions have continued to tighten through the spring. The MLS® Home Price Index (HPI) Composite benchmark was down 5.4% year-over-year, and the average selling price came in at $1,058,658, a 3.9% decrease compared to June 2025. Both the average selling price and the HPI Composite ticked up slightly on a month-over-month seasonally adjusted basis relative to May — a sign that the pace of annual price declines has been easing in recent months.

TRREB expects transactions to accelerate and buyer competition to build further in the back half of 2026, which could support a return to price growth as pent-up demand is worked through. On the policy front, affordability remains a focus, with development charges representing up to roughly a fifth of a home’s purchase price in some cases. Programs such as the Canada-Ontario DC Reduction Program offer municipalities a path to lower these charges while accessing provincial funding support.
