Market Commentary What the Numbers Mean

GTA resale housing market conditions tightened further in July 2026, as home sales held roughly steady year-over-year while the flow of new listings pulled back sharply. GTA REALTORS® reported 5,995 home sales through TRREB’s MLS® System — a modest decrease of 0.9% compared to July 2025 — while new listings totalled 14,484, down 17.8% year-over-year. Total active listings also declined, falling to roughly 26,100 units across the GTA.

On a seasonally adjusted basis, July sales moved higher month-over-month compared to June 2026 while new listings continued to fall, reinforcing the pattern of a market absorbing inventory faster than it’s being replenished. The MLS® Home Price Index (HPI) Composite benchmark was down 4.6% year-over-year, and the average selling price came in at $1,003,956, a 4.5% decrease compared to July 2025. On a month-over-month seasonally adjusted basis, the HPI Composite edged higher relative to June, even as the average selling price slipped slightly — another signal that annual price declines have been losing momentum through the summer.

With sales now representing a larger share of available listings, TRREB leadership noted that buyers may find less room to negotiate going forward, and that prices could begin to level off in the second half of the year if current trends hold. Many prospective buyers remain on the sidelines awaiting more clarity on tariffs, inflation, and borrowing costs before committing to a purchase, while easing municipal barriers to attainable housing continues to be flagged as a pressing priority for the GTA and Simcoe County.
